don't know the current rules or how long you are planning to be away but if 12 months or more and could be longer then probably need to think about whether you'd be resident for tax purposes and availability to get tax relief / not have to pay tax or claim a refund. One of the key tests I seem to recall is the availability of a UK home but this may be in relation to people leaving for longer periods, anyway, may be worth looking into and if away long while then much easier to rent out flat than one room where if damage is very unclear how caused if disputed.

Thanks for the peril of wisdom, but surely I am entitled to stand by my opinion?

My view is that of the vast majority, in terms of being tired of all the migrant blaming and casual racism being spouted these days by the vociferous few. I don't see how it benefits what is supposed to be an inclusive, international site.

These remarks about missing animals and such would rightly have people sacked from most professions.

Why do our standards have to slide when sat behind a keyboard?

Now, if LFG cannot tell the difference I expect him to explain why.

Merely suggesting I am someone being prejudicial does not cut the mustard.
 
Seems like a can of worms..... If you are not desperate for the money I'd mothball it and keep it as an appreciating asset.

just for a balanced point of view, ive rented a few time and all landlords are complete bastards too. except the ones that arnt of course.

I have quite a bit of experience of being a respectable (I hope!) landlord.

You shouldn't be put off renting your place out but you should do so through a reputable agent on a full management contract (as you will be abroad) - expect to pay between 9 and 11% of your gross monthly rental for this service (plus a finders and setting up fee (usually 2 weeks worth of rent)). They will vet potential tenants under a set criteria (financial not ethnicity!), undertake security checks and do the legal stuff to keep you above board.

I'd advise against the idea of renting only a room so you can have use when you are in the UK. Your rental yield will be poor and it is not a simple legal set up - reserve this option for close and trusted family and friends only.

I would rent unfurnished (leave white goods if you wish but you will be responsible for their maintenance) and remove all of your furniture and personal stuff to deep storage - the big removal companys can pack and store a place of your size for around £90 per month (push them hard on price). Your flat would then be de-personalised so you wouldn't necessarily feel that someone else was living in your place. Plus it makes it easy for decorating just before you move back in :wink:

Finally, many people rent in this country, either because they want to or they have to, and I find if you offer a decent place that is kept well maintained that makes the tenant feel safe and that they are renting a home, they tend to respect the property.

The favouring of any nationality over another regardless of content is casual racism, the fact that you seem to be blind to this shows.

If it were my flat, I'd mothball it having experienced the 'fun' of repairing a flat after tenants.
