Extensive rust discovered old Ibis

Hi all,

I have an old Ibis from 1986/87 and I was just about to start a rebuild project on the bike to bring it back to new. Much to my dismay, when stripping the bike I noticed it had some very extensive rust that partially at through the down tube. Does anyone know if this is the end of my bike, or if there is a way to salvage this old friend? I know I'm to blame for the damage, the bike was not stored properly for a few years... It was dry, but exposed to outside air... I've included a pic, please let me know your thoughts.

I have a SS a couple of years younger and I had nightmares from time to time of finding rust on her even if the frame is coated with "frame saver" and store indoors on a heated space you just never know..

A decent frame builder could replace that seat tube, provided the other tubes around it are sound.

I had a new top tube put into my Roberts (by Roberts) and also had a pair of new chain stays fitted to my Lloyd (by Argos), it is one of the advantages of steel frames.
