Wanted 21" ish Frame / Bike

Next project, building a bike for a mate at work who wants a mtb..... commuter / canal paths / some trails.

Needs to be 21" ish (centre to top)
Budget, here's the problem! 100-200. I might be able to squeeze him up for the right thing.

Either after a frame, and I'll build up with parts I've got etc or part bike / full bike, I can always make changes to suit

Or another option is buy a smaller bike, and transfer bits onto a larger frame

What has anyone got?

Have lots of parts to make it while at anything in between depending on what you need. I may have pinched the headset for another build, but obvs easily replaced.and I may even have something.

I may potentially have a fully built bike too, I built it for a mates son to a budget of £200, I think I blew that, it's a careers vengeance frame, suntour forks, the rest is all upgrades, so slx drive train (1x11), race face 35mm bars and stem, new seat post, grips, pedals, tyres, cables, Shimano hydraulic brakes. It's a 20 inch frame and 27.5er wheels.

I finished it last weekend and let the buyer know it was ready but haven't heard back so it may be available.
 
I have a airborne carpe diem ti frame it's a 21 inch it's had a small crack on the down tube that's been drilled and brazed can take disc or rim brakes only £60 cause of the repair can send pictures if interested
 
I have a handsomedog frame 20 inch disc or v if any good £65 + post
