Extra Small Frame (Bike) for CX/Road Bike Project (9yo son)

Hi

Looking to build a CX/Road bike for my son (a tall-ish 9yo). I want to do this on the cheap, I can't currently afford an Isla, I can get Moda's at a discount, but still keen to do my own.

Problem is finding a frame is hard work, keep scanning Ebay etc but no luck.

I think an XS light ridgid MTB frame may work, and its means I can easily get narow 26inc wheels. An XS Road or CX frame would be even better.

Anyone got any thing, or seen anything? Any tips to search for these things, problem with Ebay there is a mix of wheel sizes, frame measurements and sizes.

FYI a GT 26" wheeler in XS (15" c-t / 12.5" c-c) size could be ideal as they have a bent top tube for more clearance. I just sold one to a fella for his 9yo - the frame was so small compared to the wheels that it looked like a scaled down 29er  No reason you couldn't fit narrow tyres, rigid forks and drops with a riser stem on it for a more monstercross build.
